@Zei33

Key money (gift money?) is the worst thing I’ve ever heard of. When I had a Japanese student come stay with me in Australia, she tried to do that and I said “no, we don’t do that in Australia.” She really tried to insist but I’m against it on principle.

@nathaliestav2241

Gift money to your landlord makes me nearly irrationally angry

@leonardticsay8046

At that price, just let me buy and install the locks and knobs myself.

@marchrhodus5648

Love to see you back, was wondering why you had not posted but you certainly have been busy 😀 that apartment looks great! And yes, all the fees is the most annoying part of moving in Japan (lived there 3 years - in Yokohama)

@ANTONINJAPAN

Did you know about the gift money, reikin?
Nakano House Renovation is coming along Can't wait to show you the final reveal!

Japanese here.
Reikin was introduced decades ago when there are fewer rental houses available and owner of the house was mostly a rich individual. Nowadays it becomes one of the shady customs of Japanese real estate dealers. Good dealers won’t ask for it.

Key change fee is one of the negotiable items. Many who don’t care about the risk the former resident breaks in your house ask dealers not to charge the key to reduce cost.
Take caution if you DIY key change, since even attempting to do that make dealers think you broke the key and try to force you to pay extra. Asking for permission is considered a good way to go.

These are common nasty upselling tactics…😢

@vondahe

In Denmark it’s not unusual to pay 7 months’ rent upfront: 3 months’ deposit, 3 months in advance and “of course” the first month’s rent.

Unless you live there for a very short while AND paint it after you leave, you’re unlikely to see the deposit again. Plus you need to be out no later than the 14th day of the last month of your rental/lease. Most likely, you won’t see any of the money again.

Seen in that light, what you describe is about the same, just with different labels.

@CB-sx8xh

We need to see your dog in more of your videos ❤❤❤

@neechiwa

When I moved to Japan, I could not wrap my head around key money… it still seems very illogical to me!! 😲

@maggiehn

Love balcony with great view in Tokyo

@Rebeca_your친구

The baby girrrlll ❤

@pablodm9

Still better than an apartment in europe

@andie666

I thought that's why you bought a old home and renovated it😅😅😅

@greenapples8489

How do you feel about the higher prices being charged to foreigners at restaurants? I'm currently visiting Tokyo and was shocked that the Japanese menus had a lower price, the English menu mid price, but the English electronic ordering tablet had the highest prices and we had to order from that.
Did you pay local prices for your unit or higher fees?

@pault207

You are paying for 80m2 in central location of the most crowded city in the world. Surprisingly would be paying less...

@vivviedarling9336

What do you need a door lock for? It's Japan!

@Zei33

Here in Australia the rental process is simple.

Usually you pay ‘bond’ which is 2 periods worth of rent. e.g. if you pay rent weekly, you pay 2 weeks bond. You get bond back when you leave (unless you damage something, then it’s used for fixing it).

Then all you need to do is pay 1 period ahead. Usually 1 or 2 weeks ahead.

So simple! So for example, I charge $250 a week rent. When someone moves in, they give me $500 bond + $250 rent ahead of time. $750 all up. Then I don’t charge them for the week they leave since they paid ahead. So technically you actually get it all back if you don’t damage things!

@cristobal.ashton

They still have keymoney? What's the vacany rate in Tokyo?

@sirbernardmendesfrance6817

From previously filmed reels, weren’t the President of this firm and the author on this channel remodeling a house that they’ve purchased, there? It’s unclear if this is an older recap of what was once history in the making and how the first home ownership came about after a successful succession as a full time model et cetera?

@anapostigo7023

Still cheaper montly rent than toronto or Vancouver in Canada!!
